Automatically adjust your nightly rates based on occupancy — filling empty sites with smart discounts and maximizing revenue when demand is high.
Note: Dynamic pricing applies to stays of 6 nights or fewer. Each night in a stay is priced independently based on occupancy at the time of booking. Long-term and monthly rates are not affected.
Overview
Advanced Dynamic Pricing automatically adjusts your nightly rates based on your campground's real-time occupancy. When demand is low, rates decrease slightly to attract more bookings. When demand is high, rates increase to maximize your revenue per site.
You set the rules — choosing from one-click presets or fully custom occupancy tiers — and the system executes them automatically on every booking. Nothing changes without your configuration.
Getting Started
Enabling dynamic pricing for a rate
Navigate to Revenue Management → Dynamic Pricing in your RoverPass dashboard.
Find the rate you want to enable dynamic pricing for.
Toggle the switch to On.
When you enable a rate for the first time, the Moderate preset is automatically applied so you start earning more immediately. You can change presets or build custom rules at any time.
Presets
Presets are pre-configured occupancy rules that get you started with one click. Choose the level of adjustment that fits your pricing strategy:
Custom Rules
For full control, you can build your own occupancy rules instead of using a preset. You can create up to 10 rules per rate.
How to create custom rules:
Select a rate and enable dynamic pricing.
Click Customize (or dismiss the preset options).
Click Add Rule to define an occupancy tier.
For each rule, set the occupancy range (min % to max %), the adjustment type (% or $), and the adjustment value (positive to increase, negative to decrease).
Review your strategy in the Visual Timeline, then save.
Gaps between rules are allowed — any occupancy level not covered by a rule defaults to no adjustment (base rate).

As you build rules, a color-coded bar shows exactly how your rates will behave across the full 0–100% occupancy range:

Percentage vs. dollar adjustments
Each rule supports either a percentage (%) or a fixed dollar ($) adjustment — but not both on the same rule.
A percentage adjustment scales with your base rate (+10% on a $100 rate = $110; +10% on a $50 rate = $55). A dollar adjustment is fixed regardless of base rate (+$8 always adds exactly $8). You can switch between types per rule — the numeric value is preserved when switching.
Occupancy Scope
The scope setting determines how occupancy is calculated for each rate. You can set a different scope per rate.
Most operators start with Site Type — it balances precision with simplicity. Scope changes save immediately.
How Pricing Is Calculated
For each night in a reservation, RoverPass runs the following logic:
- Calculates current occupancy using your selected scope (Rate, Site Type, or Campground).
- Finds the matching rule whose occupancy range covers that level.
- Applies the adjustment (% or $) to your base rate for that specific night.
Each night in a multi-night stay is calculated independently. A Tuesday night at 25% occupancy and a Saturday night at 88% occupancy in the same reservation will each price according to their respective rules.
Group bookings
If a guest adds multiple sites to their cart, occupancy is recalculated after each site is added. This means the second site in a group booking may price slightly higher than the first if adding it pushes occupancy past a threshold.
Frequently Asked Questions
- Will guests know I'm using dynamic pricing? No. Guests see the final adjusted nightly rate — there is no "dynamic pricing" label visible to guests anywhere in the booking flow.
- Can I turn it off? Yes. Toggle off any rate at any time. Your rules are saved, and rates immediately return to base pricing. You can re-enable with the same rules whenever you want.
- What happens if no rule matches the current occupancy? If occupancy falls in a gap between your rules (a range you didn't configure), no adjustment is applied — guests pay your standard base rate for that night.
- Does dynamic pricing apply to long-term stays? No. Dynamic pricing only applies to stays of 6 nights or fewer. Monthly, seasonal, and long-term rates are not affected.
- Can I use different presets for different rates? Yes. Each rate has its own independent dynamic pricing settings. You can use Conservative on tent sites, Moderate on RV sites, and custom rules on cabins — all at the same time.
- Can rates ever go below zero? No. The system ensures adjusted rates never drop below $0, regardless of the discount configured.
- Is there an extra charge for dynamic pricing? No. Advanced Dynamic Pricing is included in RoverPass — there are no add-on fees or extra modules required.
